The article discusses the principles of redevelopment of industrial areas of large urban agglomerations for innovative clusters, taking into account the typological features of the facilities. Based on the analysis of domestic and foreign projects, three typological groups have been identified: historical industrial complexes in the city structure (up to 10 hectares); large industrial zones (over 50 hectares); territories with a priority of restoring the ecological framework. Five key principles of redevelopment are formulated: preservation of the identity of the place, multifunctionality, environmental sustainability, integration into the urban context, adaptive management. It is established that the effectiveness of reorganization is determined by the correct choice of a typological model, and a universal approach is not applicable. The results of the study can serve as a basis for city authorities, developers and architects when developing strategies for the development of industrial zones.
